Vital lines

Water, drains, electricity and gas: one year from the handover, like the finishes.

Pipes and valves under a sink

What to look at

  • Water: every tap and shower runs and stops, no drips, drains empty, no damp under sinks.
  • Electricity: every socket and switch works; the panel is labelled.
  • Gas: the valves close; never test for leaks with a flame. If it smells of gas, follow the safety steps below.

Safety first

If you smell gas, close the gas valve, open the windows, do not switch lights on or off, and call your gas company's emergency line from outside.

For sparks, burning smells or exposed wires, switch off the breaker and keep away.

A safety problem is fixed first; the written claim still records it.

Finishes, vital lines and structure

Finishes are the visible parts of the home: paint, plaster, floors and tiles, doors, windows, cabinets and fittings.

The vital lines are the networks, pipes and elements that carry electricity, water and fuel such as gas.

The stability of the structure concerns the elements that hold the building up, as Ley 400 de 1997 defines them. A crack in a plastered wall is often a finish; ask the builder to check whether it is structural.
