The warranty

Finishes

The visible parts of the home have a one-year legal warranty from the handover.

Fresh paint and a wall corner

The legal warranty of a home

For a home, the legal warranty covers the stability of the work for ten years and the finishes and the vital lines for one year (Ley 1480 de 2011, art. 8; Decreto 1074 de 2015, art. 2.2.2.32.3.3).

The terms count from the delivery of the home. Keep the delivery record (acta de entrega): its date is the one the app uses.

Whoever built or sold the home answers for the warranty.

Finishes, vital lines and structure

Finishes are the visible parts of the home: paint, plaster, floors and tiles, doors, windows, cabinets and fittings.

The vital lines are the networks, pipes and elements that carry electricity, water and fuel such as gas.

The stability of the structure concerns the elements that hold the building up, as Ley 400 de 1997 defines them. A crack in a plastered wall is often a finish; ask the builder to check whether it is structural.

What to look at

  • Walls and ceilings: cracks in the plaster, stains, uneven paint, damp marks.
  • Floors and tiles: loose or hollow-sounding tiles, chipped edges, open grout, level.
  • Doors and windows: they close and lock, seals are whole, glass has no cracks, no water comes in when it rains.
  • Kitchen and bathrooms: cabinets, countertops, fittings and their sealant.
