What the legal warranty covers
Ley 1480 de 2011, art. 8 and Decreto 1074 de 2015, art. 2.2.2.32.3.3. The builder or seller answers for each.

How it works
Four steps, room by room

Walk it
Room by room on a bright day; mark small defects with removable tape.

Record it
The room, what is wrong, its kind and severity, the date and up to four photos.

Keep the dates
One year for finishes and vital lines, ten for the structure, from the handover.

Claim in writing
One letter in Spanish to the builder; the visit within 5 business days, then the written answer.
